الاستراتيجية لتطوير العقارات. يتطلب هذا الدور مزيجًا من رؤى السوق، ومهارات التفاوض، وفهم عميق لبيئة العقارات. يتمحور تركيزك حول تحديد وتحليل واقتناء العقارات للبيع أو للمشاريع المشتركة التي تتماشى مع رؤية الشركة وأهداف نموها.\r\nفي هذا الدور، ستقوم بما يلي: \r\n تحديد المشاريع المحتملة بشكل استباقي لتلبية أهداف المبيعات السنوية للشركة، وإجراء تحليلات جدوى ومالية متقدمة، والتفاوض حول شروط الاتفاقات.\r\n الإشراف على مراجعة العقود مع المستشار القانوني الداخلي وإدارة جميع مفاوضات العقود وتنفيذها.\r\n تحديد واستغلال فرص الأعمال الجديدة من خلال تسجيل مطوري العقارات للبيع و/أو المشاريع المشتركة.\r\n تحديد وتوصية فرص استثمارية قابلة للتطبيق من خلال التفاعل مع مجتمع المطورين/العقارات، ودراسة العقارات، والبيانات الديموغرافية، وغيرها من المعلومات ذات الصلة في الأسواق المستهدفة.\r\n اتباع نهج عملي في قيادة عملية الاقتناء، وإجراء زيارات ميدانية، واستطلاعات أرضية، وأبحاث سوق متعمقة.\r\n إجراء تقييمات شاملة لاحتياجات العملاء لفهم أهدافهم التجارية ومواءمة مقترحات المشاريع لتلبية احتياجاتهم المحددة.\r\n التعاون مع الفرق الداخلية لتصميم حلول مخصصة تلبي متطلبات العملاء.\r\n إجراء تحليلات أولية للسوق والمالية للمستثمرات العقارية المحتملة وفقًا للإرشادات المحددة.\r\n تحقيق وتخطي أهداف المبيعات من خلال تحديد فرص البيع الإضافي والبيع المتبادل.\r\n تطوير وتنفيذ استراتيجيات لتعظيم الإيرادات من الحسابات الحالية.\r\n بناء وتنمية العلاقات مع العملاء الحاليين، وتمثيلهم كنقطة الاتصال الرئيسية.\r\n مراقبة رضا العملاء وجمع الملاحظات لتحسين تقديم الخدمة باستمرار.\r\n معالجة القضايا على الفور وضمان تجربة إيجابية للعميل طوال دورة حياة المشروع.\r\n العمل كحلقة وصل بين المطور وفريق المبيعات أثناء تنفيذ المشروع.\r\n قيادة المفاوضات حول عقود المشاريع، وضمان أن تكون الشروط مفيدة للطرفين ومتماشية مع أهداف العميل والشركة.\r\n التنسيق مع الإدارة القانونية لوضع شروط عقود محددة / مخصصة بين Bayut-KSA والطرف المقابل من أجل صياغة الوثيقة الصحيحة وفقًا للترتيبات.\r\n العمل بشكل وثيق مع مالكي الأراضي/المطورين والتفاوض على الشروط التي تلبي المتطلبات المالية لتطوير وبيع ناجح للمشروع المحتمل.\r\n مراقبة رضا العملاء وجمع الملاحظات لتحسين تقديم الخدمة باستمرار.\r\n معالجة أي قضايا على الفور وضمان تجربة إيجابية للعميل طوال دورة حياة المشروع.\r\n المتطلبات\r\n خريج في الهندسة المعمارية أو إدارة الأعمال أو المالية و/أو الاقتصاد؛\r\n 8 سنوات من الخبرة، منها 4 إلى 5 سنوات في العقارات التجارية\r\n معرفة بأعمال وصناعة العقارات في المملكة العربية السعودية؛\r\n فهم تقنيات وأدوات تتبع المحفظة والإشراف عليها من أجل إدارة محفظة فعالة؛\r\n معرفة بإجراءات إنشاء وتنفيذ السياسات لدعم السيطرة التشغيلية والامتثال؛\r\n فهم لممارسات التنسيق الفعالة مع أصحاب المصلحة الداخليين والخارجيين للحفاظ على التوافق.\r\n التحليلات، إدارة أصحاب المصلحة، تجميع البيانات، العقود، الأنظمة المعلوماتية الإدارية\r\n قدرة قوية على التواصل بفعالية وإدارة العلاقات مع مختلف أصحاب المصلحة الداخليين والخارجيين؛\r\n مهارة في تحليل البيانات واستخدام الرؤى لاتخاذ قرارات وتحسين العمليات؛\r\n مهارات تنظيمية ممتازة، مع القدرة على إدارة مهام متعددة ومواعيد نهائية بكفاءة؛\r\n الدقة في ضمان الالتزام
