If you’re driven by scale, impact, and the chance to build something iconic from the ground up — Qiddiya is calling As part of its development of Qiddiya City, Qiddiya Investment Company (“QIC”) will be developing residential communities, retail destinations, office precincts, hospitality & F&B offerings, entertainment venues, staff accommodation, educational, medical, sports & cultural arenas & stadiums (F1, tennis, golf, equestrian, motor sports, aquatics etc.), theme parks and e-gaming concepts in standalone or mixed-use environments.   The Senior Director, Asset Management – Staff Accommodation will lead a team and collaborate with other internal and external professionals to optimize the performance of the assets, minimizing risk within the QIC corporate framework and Qiddiya City objectives. The immediate focus will be the Staff Accommodation assets coming to market by 2026.   The Staff Accommodation portfolio encompasses assets under Asset Management’s remit for housing the employees of theme parks, hotels, Qiddiya and others associated companies and includes retail, leisure, entertainment and F&B assets. The portfolio will grow substantially over the next five years. By 2030 it is planned to be ~13,000 units with up to ~42,000+ units planned for the city by 2050.   Their accountabilities include: a)    Responsible for the pre-opening, leasing opening and stabilization of assets within their portfolio b)    Leading operational readiness for the first Staff Accommodation (1867 rooms) asset scheduled for opening Q3 2026. c)     Ensuring the Staff Accommodation assets and portfolio delivers on Qiddiya City’s vision to be a world class destination city which is home to the most innovative and immersive experiences. d)    Achieving optimum financial and technical performance for each asset and the overall portfolio, contributing positively to the target return on investment and achieving long-term sustainable return e)    Delivering QIC’s ESG vision and commitments for Staff Accommodation assets f)      Maximizing the value of their QIC Staff Accommodation portfolio.   §  Assist in developing and implementing the Asset Management Framework for Staff Accommodation assets in Qiddiya including setting, monitoring and periodically refining a Staff Accommodation Asset Management Strategy (“AMS”). §  Assist in designing the Asset Management Staff Accommodation team structure and implement hiring in accordance with the AMS. §  Have input into and implement Qiddiya Asset Management operational policies, standards and KPI’s for Staff Accommodation assets. §  Manage the negotiation and execution of all leases, contracts, service agreements in conjunction with the Qiddiya Strategy and Development teams. §  Ensure the Staff Accommodation department is adequately resourced to accept handover and management of all assets upon completion §  Manage the asset handover, onboarding of all operators/tenants and the pre-opening activities, budgets, business plans etc. for all Staff Accommodation assets in conjunction with the Qiddiya Development team, Property Management etc. §  Develop strategic relationships with all operators, tenants and service providers. §  In conjunction with the Asset Management – Facility Management team, develop and implement a Staff Accommodation ESG Strategy for Qiddiya Asset Management which is aligned with the Qiddiya City approved ESG commitments. §  Oversee all asset and portfolio reporting to the Executive Director of Asset Management to: o  Continually monitor and analyze asset and portfolio performance and risk across all target KPI’s o  Develop and implement strategic responses to performance to ensure targets are consistently and reliably met or exceeded o  Analyzing asset operations, business plans, capital investments, sales & marketing plans and strategic alternatives o  Formulate and make recommendations for short and long-term strategic asset plans o  Research and remain close to all markets affecting the Staff Accommodation and specifically the markets in which the assets are situated, including supply and demand changes and trends o  Examine and monitor the operating performance of the assets to ensure the return on investment in each asset is maximized o  Meet with operator, property management and tenant executive teams to review monthly & quarterly operating performance, annual business plans and longer-term strategic plans o  Proactively identify and resolve ownership issues to maintain the integrity of the assets o  Ensure the effective deployment of capital by working with the operator / tenant teams and third-party technical services consultants to execute and monitor each asset’s short and long-term capital plans o  Prepare investment summaries & make recommendations for major CAPEX expenditures o  Monitor and analyze return on investment for the assets as well as profit improving projects, either implemented or proposed o  Identify value enhancement opportunities within the portfolio o  Provide input to monthly, quarterly and annual internal reports to the Executive Committee for all assets in the Staff Accommodation portfolio §  Engage and collaborate with other Asset Class leads to optimize overall Qiddiya customer experience, extract operating initiatives and synergies and asset performance including event management, security, transportation, marketing and communications, packages and pricing etc. §  Involvement in other asset sectors as required by the dynamic nature of the QIC §  Other tasks as required Requirements §  Degree educated within the fields of Real Estate, Business, or related field §  Asset pre-opening and operations experience §  Relevant Staff Accommodation certifications and industry memberships/affiliations §  10+ years of real estate Asset Management focused on Staff Accommodation assets §  8+ years in a leadership position §  International experience including prior experience within MENA (preferred)
