The Building Operations & Management Manager is responsible for overseeing the comprehensive management and operation of a commercial tower. This includes ensuring the efficiency of operational processes and maintaining high-quality standards in security, maintenance, and reception services. The role involves building and developing a specialized team, implementing strategic plans to ensure efficient and sustainable building operations, and addressing customer needs effectively. Additionally, the manager will enhance energy efficiency and sustainability while ensuring compliance with all local regulations and standards. Responsibilities Oversee the building’s operational processes, ensuring a safe and organized environment that meets tenant and client needs. Manage specialized teams, including security, maintenance, and reception, assigning tasks to ensure high-quality service delivery. Develop and implement periodic maintenance plans and operational strategies to maintain the efficiency of all facilities and services. Monitor and organize customer operational requests such as maintenance and entry permits, ensuring their timely and efficient execution. Supervise contracts related to operational and maintenance services, ensuring compliance with quality standards and contractual terms. Develop emergency plans and safety procedures to meet standards and reduce operational risks. Oversee supplier and contractor management, ensuring service quality and adherence to agreements. Prepare comprehensive operational and financial reports, analyzing performance indicators to provide recommendations to senior management. Improve building efficiency by adopting smart building technologies such as Building Management Systems (BMS). Ensure compliance with local regulations regarding facility management, safety, and occupational health. Implement sustainability initiatives to reduce energy and water consumption and enhance operational efficiency. Prepare operational budgets in coordination with the finance department and monitor expenses to ensure optimal resource utilization. Lead and develop teams through continuous training, motivation, and establishing clear operational policies and procedures. Develop effective communication channels with tenants and clients to ensure high levels of satisfaction and responsiveness to their needs. Collaborate with government entities and service providers to ensure compliance with legal and operational requirements. Monitor the performance of equipment and operational systems, taking necessary actions to ensure their efficiency and sustainability. Propose and implement operational improvements to enhance efficiency and reduce costs. Ensure the execution of security and safety plans according to best practices, while maintaining emergency preparedness. Requirements Bachelor’s degree in Engineering (Civil / Mechanical / Electrical), Business Administration, or a related field. Minimum of 8 years of experience in managing and operating commercial buildings. Experience in managing operations, maintenance, security, and reception teams. Experience in vendor, supplier, and contractor management to ensure service quality. Knowledge of budget preparation and expense management to optimize operational costs. Ability to prepare operational and financial reports and analyze key performance indicators (KPIs). Experience in Building Management Systems (BMS) and smart facility technologies to enhance efficiency. Knowledge of occupational safety, security systems, and emergency planning. Experience with Computerized Maintenance Management Systems (CMMS) to sustain operational performance. Strong leadership skills in team management, task allocation, and achieving operational goals. Strategic planning and continuous improvement skills to optimize building operations. Strong communication and negotiation skills to engage with tenants, clients, and service providers. Proficiency in Arabic and English to ensure effective communication with international suppliers and tenants. Preferred professional certifications in facility management such as Certified Facility Manager (CFM) or Facilities Management Professional (FMP).
